MIAMI COUNTY, KS COMMISSIONS RETAIL ANALYSIS & BUILDER'S GUIDE


Paola, KS – The Miami County, KS Economic Development office and local community partners recently retained the Growth Services Group (GSG), a national workforce intelligence and consulting firm, to conduct a Supplement Retail Overview for the community. This Retail Overview provides a demographic and economic overview of the subject area to determine the overall feasibility for new mixed use development. Information and findings will be delivered via professionally designed multi-page Retail Marketing Flyer ready for use by the county/communities/developers in their attraction efforts.

GSG will conduct a retail analysis of the subject area including the 15 minute and 20 minute drive times. The analysis will include a Housing Summary, Traffic Count Profile, Retail Market Profile, Retail Market Potential, Retail Marketplace Profile (Leakage/Surplus), Population Summary and Household Income Profile. The analysis will also include Retail Goods and Services Expenditures for various retail sectors.

According to Janet McRae of Miami County Economic Development, “It is important for our communities to ascertain the needs of our local citizens to ensure our retailers are providing the products necessary to meet the local and regional demand.” McRae added, “In some cases where retail leakage is occurring, people are leaving Miami County to purchase products in surrounding counties. This practice leads to lost sales revenue for our local merchants as well as reduced tax revenues for the communities and county. ”

GSG CEO Corey Mehaffy added, “The goal of a project like this is to identify the areas where communities have additional unmet demand and bring those revenues that are currently leaking to other communities back home. Once these areas are identified, the community can employ several potential strategies to shore up this demand.” Once completed, the Retail Overview will be used to evaluate market demand and attract new investments to the communities.

In addition, the Miami County partners have also commissioned GSG to complete new Builder’s Guides for the County as well as Louisburg, Paola, Osawatomie and Spring Hill. The flyers are designed to highlight a number of potential benefits for developers who are considering new housing developments in the area. The flyers will include pertinent information like potential housing incentive programs, fee and tax information, information on potential developable sites, educational information and more. McRae added, “It is important to highlight the advantages for these types of investments in our communities. Miami County and our partner communities are eager to support development to meet the growing housing demand in our area.” Once completed, the Builder’s Guide will be used to highlight housing demand in the area as well as the advantages for investment in the county.

Miami County Economic Development and their partner communities work to promote new investment in Miami County in an effort to enhance the quality of life for citizens. New investment leads to the creation of new jobs, an increased tax base and diversification of the local economy.
